The ACV Cliff: How Roof Age Changes Your Coverage
When your roof is new, most homeowners insurance policies cover it at replacement cost value (RCV) — meaning if hail destroys your roof, your insurer pays what it costs to replace it with a comparable new roof, minus your deductible. But as your roof ages, insurers in many markets shift to actual cash value (ACV) schedules.
ACV means the insurer pays what your roof is worth today — accounting for depreciation. A 15-year-old asphalt shingle roof that costs $25,000 to replace might have an ACV of only $8,000–$10,000 after depreciation is applied. The gap between RCV and ACV comes out of your pocket, in addition to your regular deductible.
This shift often happens without homeowners fully realizing it — it may appear in an endorsement, a schedule, or buried in policy language at renewal. How This Tool Works
The tool applies general industry guidance on when insurers typically begin scheduling roofs at ACV rather than replacement cost. These thresholds reflect common underwriting practices but are not universal — every carrier has its own guidelines, and some states have regulations that limit ACV scheduling.
Asphalt shingles have the shortest expected useful life (typically 20–25 years for standard 3-tab; 25–30 years for architectural shingles) and therefore see ACV scheduling earliest. Metal and tile roofs have significantly longer lifespans, pushing back the ACV risk threshold. Wood shake falls between asphalt and metal in durability, with additional fire risk considerations.
Hurricane deductibles are a separate issue from standard deductibles — they are calculated as a percentage of your dwelling value (typically 1–5%) rather than a flat dollar amount.
