Definition
Single entity (also called walls-in or original-installation) master policies extend coverage beyond bare structural elements to include the original fixtures, flooring, cabinets, and built-ins installed in each unit at the time the condo was first sold. The key word is 'original' — improvements or upgrades made by individual owners after purchase are not covered by the master policy and remain the unit owner's HO-6 obligation. For example, if an owner replaced builder-grade carpet with hardwood floors and a fire occurs, the master policy would only pay to restore the original carpet, leaving the owner to cover the flooring upgrade through their own policy. Single entity is the most common master policy type nationwide and strikes a middle ground between bare-walls-in and all-in. HO-6 policyholders in single-entity buildings still need Coverage A to protect their improvements and betterments. Determining exactly what counts as an 'original installation' versus an 'improvement' frequently becomes a source of claim disputes.
