Mold Coverage
Insurance protection for mold remediation and structural repair caused by mold growth that results from a covered water loss.

Definition
Standard homeowners policies cover mold remediation only when the mold results directly from a sudden and accidental covered water peril — a burst pipe, for example — not from long-term moisture intrusion, flooding, or maintenance neglect. Even then, many policies cap mold coverage at $10,000–$25,000, well below the $20,000–$100,000 cost of professional remediation in severe cases. States like Texas (following Allstate's landmark 2002 mold case involving Melinda Ballard) and Florida have had contentious regulatory histories around mold coverage, resulting in policy exclusions, limited endorsements, and consumer protection rules. Policyholders can sometimes purchase a mold endorsement that raises the sublimit to $50,000–$100,000 for an additional premium. Prevention — controlling humidity below 60%, addressing leaks promptly, ensuring adequate ventilation — is the most effective mold strategy because insurers will deny claims if they can demonstrate the mold developed from long-term conditions the owner should have detected. After a water loss, documenting immediate mitigation steps is critical to preserving a mold claim.
